Your booking for Manuka Holiday House is subject to the Terms and Conditions as set out below. It is important that you take the time to carefully read and understand the Terms and Conditions prior to making a booking and paying a deposit. Any infringement of these conditions permits the owner or the owner’s agent to refuse keys, amend tariffs, deduct additional costs from the bond paid and immediately terminate the booking.

For New Zealand residents all prices are in $NZD and include GST.

For Australian/International residents prices are in $AUD and include GST.

15% GST is only applied to Linen and Extras.

DEPOSIT

The deposit to confirm your booking is 50% of your overall rental.
Payment of the deposit is required to secure your booking.

The detail’s of a current credit card will be required to make a booking, although payments will be made by Direct Deposit.

PAYMENT OF BALANCE OWING

The outstanding balance must be paid in full 1 month prior to arrival.

Manuka House will send you bank account details to forward your deposit and the rental balance. Direct Deposit to our bank account (for overseas other than New Zealand or Australia, direct bank transfer fees apply).

CANCELLATIONS

All cancellations must be made in writing (email) to Manuka House.
Cancellations made 30 days or more prior to your arrival will incur a cost of $150.
Cancellations made 15-29 days prior to arrival will incur a cost of 40% of the total booking fee.

Cancellations made less than 14 days prior to arrival will incur a cost of 60% the total booking fee.

If necessary ,cancellation fees will be charged against the credit card details provided.

As is common practice when travelling, we strongly advise you purchase travel insurance to protect your vacation investment in the case that unexpected changes to your travel plans occur.

LINEN

This includes bed linen, bath mats, bathroom towels and teatowels. The property is equipped with blankets, duvets (dooonas) and pillows. You are welcome to provide your own linen.

CHECK IN & KEY COLLECTION

On day of arrival you may check in from 230pm. One set of keys will be issued per property. All of your Manuka House access information will be provided on final payment and in the final week prior to arrival.

Following check-in, notify Manuka House promptly if anything seems amiss for the property. We ask that you read the holiday home information provided. It contains important property details, operating instructions and emergency procedures. Improper operation of facilities and equipment provided may impair function or performance and result in damages and a chargeable service call may be payable.

CHECKOUT

Please make sure you vacate the property by 10am. If guests are found to still be at the property after 10am a fee equivalent to 1/2 a nights accommodation will be charged.
Failure to return keys will result in a minimum fee of $200 being charged against the credit card details provided. If keys are not returned at check-out, concerns for property security make it necessary for us to immediately re-key the property for which you will be charged for expenses incurred.

AGE OF GUESTS

Guests making bookings and who will be residing at the property must be 25 years of age or over. Additionally, all guests who are unaccompanied by a parent or guardian must also be 25 years of age or over.

Manuka House reserves the right to request photo ID of all guests staying at Manuka House.

OCCUPANCY

The maximum number of occupants for the property is 8 persons (regardless of age)

The number of occupants must not exceed the number of beds provided for, or the number agreed to with the agent at the time of booking (whichever is the lesser). This is a council requirement and will be enforced.
Tents, caravans, campervans or any kind of camping is not permitted on the grounds of the holiday home.
An additional fee of $500 will be charged against the credit card details provided if extra persons are found at the property and the rental period will cease will be terminated with immediate effect.

USE OF THE PROPERTY

The property is to be used strictly as a residential dwelling for residential purposes by the guest(s) and the number of occupants nominated on the Guest Booking Form. The property is not for any other purpose or by any greater number of occupants. The use of the Property for a function, a party or other like gathering is STRICTLY PROHIBITED. If you use the property for a function, a party or other like gathering or other than as a residential dwelling for residential purposes:

  • a) Your reservation of the property will be terminated.
  • b) The Guest(s) and other occupants of the property will be asked to leave the property.
  • c) The Guest(s) agrees to pay an additional tariff of $3000 plus GST and authorises Manuka House to debit that additional tariff from the bond or against the credit card details provided.

DAMAGE

Manuka House shall be at liberty to charge any Guest’s/Cardholder’s credit card for any breakages, damages, loss, replacement or repair of any items within the property. Any damage or breakages must be reported to the Managing Agent immediately. All charges are subject to our discretion. This authority is valid for forty (40) days after your stay. If a credit card is not used, then a bond equivalent to the total rental is payable with the final instalment prior to arrival. This is refundable to your bank account after the post rental inspection/clean has occurred.

CLEANING

We ask that you leave the property in a clean and tidy state. Anything considered to be in excess of normal cleaning will incur an additional charge of $35 plus gst per hour. If your booking period is longer than 10 days a service is required during your stay costing $80 for a onceover cleaning of the property and $20/head for a full linen change – approximately 1 hour.

BBQ

There is a BBQ at the property. It is the responsibility of the guests to clean it after use. There will be a cleaning fee should this be overlooked.

SMOKING

Smoking inside Manuka House is strictly prohibited. If smoking odour is detected additional cleaning or fumigation charges will apply. Please remove all cigarette butts from outside the property.

PHONE

There are no landline phone facilities provided at the property.

FAULTS/LIABILITIES

Manuka House do not guarantee that the products and services that are listed will be continuous or fault free. Manuka House will endeavour to repair/replace any faulty item. Events beyond our control, such as poor weather, power cuts, or unforeseen electrical breakdowns do not give the tenant the automatic entitlement to a discount or refund, unless the guest is unable to safely reside in the property.
We, as Property Managers, accept bookings in good faith and as such we cannot be held responsible for circumstances beyond our control, i.e. fire, flood etc.

LOST PROPERTY

A minimum fee of $20 will be charged for retrieval of any items left at the property in addition to postage and packaging to the person that made the booking.

PETS

Animals are NOT PERMITTED on the property. If any animal is found at a property charges for cleaning and fumigation will be debited from the bond supplied at the time of the final payment.

RUBBISH & RECYCLING

On day of departure please ensure all rubbish including contents of rubbish bins and recycling bins are disposed of, if rubbish is not removed a minimum fee of $40 will be charged to your credit card, there are no exceptions. Detailed instructions of disposing rubbish can be found in the holiday home information.

CHATTELS

Guests agree not to remove any chattels from the property. Manuka House reserves the right to inspect the property at any time.

SKI GEAR

No skis or snowboards are allowed in the house. All gear must be stored outside or in the garage.

SECURITY

For security and safety reasons it is important to ensure that the home is locked and all lights, heater and electric blankets are turned off if you are out for the day. Please do not place clothing or towels on top of heaters.

FIREPLACES

For security and safety reasons it is important to ensure that fireplaces are attended at all times when lit and that fire curtains and fireplace doors remain closed.
